Refresh Process

Initial Consultation

  • REQUEST DOCUMENTS FROM ROC:
  • RG/LPT TERMS & CONDITIONS
  • RG/LPT PARTICIPATION AGREEMENT
  • HOMEOWNER INTAKE FORM
  • RG TITLE QUESTIONNAIRE
  • PHONE CALL WITH LISTING AGENT SCHEDULED BY ROC REFRESH TEAM.

Document Submission

  • Listing Agent submits all executed documents via email:
    • Participation Agreement, Title Questionnaire, Third Party Authorization, Market Analysis, Homeowner Intake Form, & Certificate to Withhold Property Form
  • ROC ensures all documents are complete.
  • ROC forwards Title Questionnaire & Authorization to RG Title.
  • RG Title initiates O&E and Assessment Reports (may take up
    to 2 weeks).
  • ROC reviews Assessment Report to determine property
    eligibility.

Estimating

  • Estimator schedules property walk-through.
  • Prepares detailed bid (scope, cost, timeline).
  • Bid sent to Listing Agent & Homeowner.
  • Upon approval, ROC sends the General Contract via DocuSign.
  • Signed contract shared with both Listing Agent and Homeowner.

Pre-Construction Orientation

  • Project Manager walk-through scheduled after contract is signed.
  • Establish start date, access (lockbox, garage code), and review:
  • Parking
  • Children/pets
  • Work-from-home residents
  • Thermostat & alarms
  • HOA Restrictions
  • Confirm communication method and Buildertrend access.

During Construction

  • Standard Work Hours: 8 AM – 5 PM (weekends possible).
  • Ongoing communication from Project Manager.
  • Notify Seller about any changes (e.g., material delays).
  • ROC focuses on carpentry, not professional cleaning.
  • Final cleaning at project end.
  • Listing Agent handles photography & MLS listing setup

Project Completion

  • Contractors remove tools & materials.
  • Final walk-through scheduled by Project Manager.
  • Ensure cleaning is complete.
