ROC Home Pros Property Maintenance
At ROC Home Pros, we make property maintenance simple, reliable, and stress-free. Our Property Maintenance services are designed to help homeowners and property owners stay on top of the ongoing work it takes to keep a property looking great and functioning properly. From routine maintenance and seasonal upkeep to repairs and general property care, our experienced team is here to help protect your investment and take items off your to-do list. With one trusted team to call, you can spend less time worrying about maintenance and more time enjoying your property.
POOL OPENING
Our seasonal pool opening service includes lowering and managing water levels as needed, removing and properly storing the winter cover on-site, and thoroughly pressure washing the pool surface, including acid washing when conditions require it. We will install all necessary pool components, including weirs, return fittings, equalizers, and railings, before filling the pool and starting all operational systems, such as pumps, heaters, and chemical feed equipment. Pool furniture will be set up and arranged for use, and our team will inspect the facility to identify any repairs or maintenance items required for a successful opening. Any recommended repairs exceeding a pre-approved dollar amount will be quoted separately, with the customer determining the maximum authorization amount prior to the start of the pool season. We will also inspect all gates to verify proper operation, open restroom facilities and hot water systems, and ensure the pool water is balanced and ready for safe public use by the scheduled opening date.
POOL MAINTENANCE
During each service visit, our team will test and balance the pool water chemistry to help maintain safe and proper water conditions. The pool will be cleaned of debris through vacuuming, skimming, and brushing as needed, while skimmer baskets will be emptied to support proper circulation. We will also clear debris from the pool deck, organize furniture within the pool area, and empty pool-area trash receptacles. Equipment inspections include checking the pump room and related components such as the pump basket, backwash system, chemical feed tubing, heater, and control systems to ensure everything is operating correctly. In addition, we inspect main drain covers and verify that all pool gates are functioning properly, closing and latching as required by state safety regulations.
RESTROOM CLEANING
Restroom Cleaning Services (Only Included if Listed on Pricing Breakdown – Page 3) Services include routine cleaning and sanitizing of restroom surfaces, including countertops, sinks, toilets, urinals, mirrors, and flooring. Bathroom supplies will be monitored and replenished as needed, and all trash receptacles will be emptied with waste removed from the premises to maintain a clean, presentable environment.
POOL CLOSING
Our pool closing service includes lowering the water level to the proper winterizing level, removing return fittings and handrails, and securing all pool furniture by stacking and storing it on the pool deck unless otherwise requested. We winterize the pool circulation system and restroom plumbing with antifreeze, uninstall the water meter, and blow out the main water line to help protect against freeze damage. Once the system has been properly winterized, we install the pool cover, secure all property entrances with a lock, and post a pool closure sign to clearly indicate the pool is closed for the season.
